
Noida and Gurugram have emerged as the strongest performers in terms of price appreciation and rental growth in the housing sector. ANAROCK Research analysis of 11 major markets in India shows that Noida and Gurugram residential market prices and rental yields have witnessed positive growth. In Noida and Gurugram, the average residential prices increased by 125% and 117%, respectively, between 2019 and the second quarter of 2026.
These statistics show that there has been a positive effect on both prices and rental demand in the two National Capital Region markets. The data is market level averages and cannot be considered a guarantee of returns on each property.
Noida had the highest capital appreciation out of all the markets analyzed by ANAROCK. The growth in average residential prices from approximately ₹4,795 per sq. ft. in 2019 to the current average price of about ₹10,780 per sq. ft. in Q2 2026.
Similarly, rental yields in Noida also increased by 70 basis points, from 3.2% to 3.9%. This indicates that rents increased with the value of the property, but yields are dependent on the locality and project, the size of the property, the tenant mix, and the purchase price.
Infrastructure development, connectivity, growth of commercial activities, and demand from homebuyers and tenants have been the pillars of Noida's performance. However, investors should look at each sector and project rather than city-wide averages prior to investment.
The city of Gurugram has been found to be the second most appreciated city among the capital cities in terms of the ANAROCK study. The average price of residential units grew from around ₹6,150 per sq. ft. in 2019 to ₹13,350 per sq. ft. in the second quarter of 2026, a rise of roughly 117%.
Rental yield in the city rose by 80 basis points, to 4.3%. As a result, Gurugram's rental yield was higher than Noida's, despite higher capital appreciation in Noida.
Gurugram's rental market is bolstered by its concentration of corporate offices, technology firms, Global Capability Centres and other employment hubs. Demand is generally stronger in locations with convenient access to offices, transport links, retail facilities, and social infrastructure.
There are two ways residential property in Noida can earn returns: the increase in market value of the property and rental income. Capital appreciation is the increase in the value of a property, and rental yield relates to the income received from a property per year divided by the value, multiplied by one hundred.
The gross rental yield, for instance, is calculated by dividing the annual rent income of a property by its price. The gross rental yield of a property with a rent of ₹4 lakh per year and a price of ₹1 crore is 4%. The actual income will be reduced by maintenance charges, taxes, brokerage, repairs, and periods when there is no tenant.
Noida and Gurugram are notable because both markets recorded substantial price appreciation while rental yields also improved. In the wider comparison, Bengaluru and Hyderabad recorded the largest increases in rental yields, at 100 basis points each. Noida and Gurugram are excellent investment options in the mix of robust capital growth and growing rental returns.
ANAROCK has correlated the increased overall improvement in housing markets with the development of infrastructure, improved connectivity, employment growth, migration, and development of key business centres. These factors can boost the demand for owning and demand for renting a home.
In Noida, infrastructure projects and the growth of commercial and institutional development have helped to meet the housing demand. Gurugram's high concentration of large firms, particularly in the tech sector, has helped to maintain demand for rent in select established and emerging neighborhoods.
But statements about the infrastructure in and around a location are not enough to ensure property value growth. It is important that buyers confirm that projects are funded, under construction, or in operation, and that they take into account the actual impacts on travel time, employment access, and local demand.
Historical appreciation should not be the sole basis for purchasing a property. Before investing, buyers should examine:
Registration of RERA and project approvals
The developer's track record
The status of construction and the occupation status.
Demand for rentals in the area plus what can be achieved in terms of rent.
Maintenance, taxes, and other ownership costs
Existing and future housing supply
Connectivity to employment centres
Resale liquidity and transaction costs
A property that has a high quoted rental yield can actually have poor returns if it's constantly under rental, or has high maintenance costs or poor resale value.
According to ANAROCK Research, Noida and Gurugram were two of India's best housing markets from 2019 to the 2nd quarter of 2026. Noida had a 125% capital gain, and Gurugram had a 117% capital gain. The rental profitability increased from 3.2% to 3.9% in Noida and from 3.5% to 4.3% in Gurugram.
The numbers show the capital gains and rental income that can be generated from residential property. Future performance will hinge on jobs, infrastructure delivery, affordability, interest rates, housing supply, and overall economic conditions. Investors should therefore use market data as a starting point and conduct detailed due diligence on the specific property before making a decision.
